Purpose of the project
The principle of cogeneration is that it generates heat and power at the same time. This combined generation reduces energy losses significantly. Cogeneration can save between 15 and 20% primary energy as compared to distinct production of the same amounts of both heat and power. In addition, CO2 emissions from the use of cogeneration are substantially lower than with conventional heat production and electricity generation. In principle, cogeneration is more suitable and efficient for sites with a constant need for heat (hot water), such as hospitals, nursing homes, etc. It is therefore best to target buildings for which this technology is indeed appropriate.
After the installation of cogeneration in some of Befimmo buildings, namely the WTC III (commissioned in February 2012) and View Building (2014), Befimmo has conducted a feasibility study for fitting cogeneration in the Brederode 9 building and the installation should take place during the renovation works planned for 2015. New feasibility studies will be conductead during 2015 throughout the whole portfolio. The View Building (where cogeneration was completed in late 2014 and commissioned in early 2015) has a fitness center with a swimming pool.
The long opening hours and heat requirements make the fitting of a cogeneration plant worthwhile in terms of both environment and cutting energy costs of common areas. The electricity generated by this installation will actually be fed directly back into the common areas of the building so as to substantially reduce its dependence on the electricity grid.
The cogeneration system in the WTC III building has already led to a yearly average of 820 green certificates (2012-2014) and cut overall CO2 emissions by 16% (yearly).
2017 TARGET: For the first time, Befimmo has set a quantitative goal for self-generation of renewable energy (photovoltaic panels and cogenerations), which is to cover 5% of the electricity needs, at constant perimeter [like-for-like], of common areas in the Befimmo portfolio by the end of 2017, compared with the reference period of 2014.
