Purpose of the project

Hercules PhotoInvesco Core Real Estate–USA is committed to investing in projects that portray cutting-edge best practices in providing healthy places for building occupants.

 Approach

Eligible to be listed on the National Register of Historic Places, The Hercules Campus was the former home to the Howard Hughes Corporation dating back to the 1940s and underwent an adaptive reuse plan and creative office conversion plan in 2010 by The Ratkovich Company, our local Operating Partner. Of this campus, Invesco Core Real Estate–USA’s interest is in seven historic buildings totaling 193,742 square feet and known as The Hercules East and South Campuses. The campuses are abundantly landscaped and integrate adjoining parks and trails. Additional outside amenities include an amphitheater, water features, barbecue areas, bicycle racks, surfboard racks, hammocks and a borrow-a-bike program.

Exemplifying “Healthy Places,” the project offers the following features:
• Bike paths, convenient bike parking and electric car chargers
• Outdoor sitting/working areas amidst old growth and native landscaping and using natural materials when possible
• Open spaces for contemplation, relaxation, eating and playing outside of a tenant’s premises
• Outdoor tenant amenities that contribute to healthier eating habits
• “Private” outdoor spaces as part of tenant premises
• Intentional integration of natural light
• Open interior space with nontraditional seating, natural light, operable windows and movable walls
• Use of “green” walls and intentional integration of plants inside tenant premises
• Kitchens with water, fruit and vegetable snacks available, including fresh, organic food options to the greatest extent possible

Results

The project’s success confirms quality tenants are seeking healthy, connected and innovative spaces. The seven buildings are currently leased to such tenants as:

• Google Inc. (this location houses Google’s YouTube Space LA, which is a state-of-the-art production facility and one of four studios in the world designed specifically for YouTube creators)
• 72andSunny, a modern full-service design and advertising company
• Konami Digital Entertainment
