Purpose of the project

Stockland Property Group is Australia’s largest diversified property group with over 2.5 million m2 of retail, office and logistics space. As leaders in the global real estate sector, Stockland is committed to technology innovation which realises a cost efficient, low carbon future. Over a 10 year period, Stockland has partnered with EP&T to achieve major energy and water reductions using EP&T’s EDGE MARS technology (Monitoring, Analysis and Reporting Service). Across its property portfolio, sustained savings of 21% have been achieved across 24 retail sites and 40% across 10 office sites.

With a commitment to further reduce the energy intensity of its retail portfolio of 41 sites by 10% against its FY14 baseline, Stockland has embarked on further energy efficiency projects including utilising new generation EP&T technology called EDGE Horizon.

Approach

Stockland commenced the rollout of EDGE Horizon across 11 retail sites after conducting a 12 month trial of EP&T’s innovative EDGE technology at 3 of its key shopping centres that delivered significant savings, thus ensuring solid returns on its investment for its occupiers and shareholders and reducing the sites’ carbon footprint.

The Australian-innovated EDGE Horizon technology has unlocked the DNA of these sites by continuously examining billions of sets of data to optimise building performance. Working in collaboration with Stockland this technology has enabled to achieve improved outcomes in terms of energy use and also in operating the assets for its tenants. Stockland sees this initiative becoming more imperative for owners and occupiers across the entire built environment.

Results

EDGE Horizon collects big data across 14 Stockland retail sites, with multiple data structures and formats and from multiple sources (on site high precision meters, weather stations, site BMS and algorithms developed by EP&T from billions of sets of data). Using specialised technology high velocity data is collected, purified, processed and rigorously assessed and analysed through complex algorithms. Various relationships are correlated 24/7 and transformed into meaningful action for Stockland site teams. Efficiency opportunities are then implemented and operational conflicts eliminated.

Results from the EDGE Horizon roll-out include:

1. Improved tenant and guest comfort by eliminating heating and cooling conflicts
2. Operational efficiency improvements with minimised electricity expenditure
3. Project ROI of 20%+
4. Quicker reaction times by onsite teams to implement savings opportunities
5. Improved life cycle of equipment by avoiding plant cycling and excessive usage
6. Reduced carbon footprint
