Purpose of the project
To achieve 6 Star Green Star ratings for International Towers Sydney - a highly complex precinct of buildings with shared infrastructure. This is the highest rating possible under the Green Star rating system, and represents world leadership in sustainable development.
The towers were designed from the “ground up” with environmental performance as a key driver. Building fabric and services were continuously tested and refined throughout the design process to maximise carbon and water efficiency, whilst maintaining a high level of occupant amenity and indoor environment quality.
The use of centralised infrastructure delivered significant efficiency gains for each individual building in the precinct, but also presented challenges through the certification process. The project team engaged heavily with the GBCA to develop a certification methodology that enabled the project to be rated in a fair and equitable manner compared with other buildings in Australia. This has resulted in both the rating being achieved, and a streamlined and efficient certification framework for future buildings in large precincts with shared infrastructure.
Initiatives undertaken to secure the ratings include:
-High performance facades which provide a high level of solar control to deliver both thermal performance and glare control, whilst ensuring a high level of daylight availability.
-Ultra energy and water efficient buildings utilising precinct infrastructure including a centralised chilled water plant with harbour heat rejection and a recycled water treatment plant.
-Onsite renewable energy generation through roof mounted solar photovoltaics.
-Improved indoor environment quality through increased fresh air, CO2 monitoring and control and selection of low emissions finishes.
-Efficient LED lighting provided throughout.
-Extensive centralised cyclist facilities to encourage alternative modes of transport.
-Reduction of life cycle impacts of building materials through sourcing of recycled and/or certified products.
A 6 Star Green Star Office Design v3 rating achieved for the LLITST owned Towers 2 and 3 at Barangaroo South. Tower 2 received more Green Star points than any other high-rise building has received before in Australia.
